    Icon Beach luxury condo coming to Hollywood in 2028

    Right across from Hollywood’s legendary Diplomat Beach Resort, an upscale 38-story condo tower overlooking the Intracoastal is on the rise.

    Icon Beach Waterfront Residences broke ground in mid-June at 3724 S. Ocean Drive. Residents of the new high-rise are expected to move in by the end of 2028, said Eric Fordin, senior vice president at Related Group.

    The tower will offer 350 luxury residences along with access to a 32-slip private marina along with an exclusive beach club, health club and spa and wellness center.

    Buyers will have the choice of condos with one to three bedrooms ranging in size from 948 to 2,580 square feet. Prices will run from $825,000 to $2.8 million.

    Miami-based Related Group and Aventura-based BH Group are partners in the $700 million project.

    “For years, Hollywood existed in the shadow of South Florida’s more established coastal destinations. Not anymore,” said Nick Pérez, president of Related Group’s Condominium Division. “The city is experiencing a remarkable transformation. And what we’re building here is a direct reflection of that momentum.”

    At 419 feet high, Icon Beach will be one of the tallest buildings on State Road A1A, also known as Ocean Drive in Hollywood.

    But unlike more controversial high-rise projects in the pipeline, Icon Beach did not generate much criticism at all, city officials say.

    That could be partly because several high-rise towers already line that busy stretch of Ocean Drive.

    Hyde Beach House, built by Related Group, stands 483 feet high.

    Trump Hollywood, developed by Related Group in a joint venture with Ocean Land Investments and Donald Trump, stands 443 feet high.

    Hyde Resort & Residences, developed by Related Group and Fortune International Group, is also 443 feet high.

    Apogee Beach, another Related Group project, stands 254 feet high.

    “Icon Beach sailed through when we sought our approvals,” Fordin told the South Florida Sun Sentinel. “South of Hollywood Boulevard has always been deemed appropriate for high-rise development. The only people who opposed the project were people across the Intracoastal in Hallandale Beach. They were worried we’d be blocking their view.”

    Across the street, the Diplomat Beach Resort has two 36-story towers with 1,000 rooms, making it the largest convention center hotel in Broward County.

    “Icon Beach certainly is compatible with the surrounding area,” Mayor Josh Levy told the Sun Sentinel. “And it had the support of surrounding condominiums. A luxury condo next door contributes to the luxury character of the area.”

    Levy, who attended the project’s groundbreaking ceremony, said the tower will add a touch of elegance to the neighborhood.

    “The design is beautiful,” he said. “We’re really looking to a beautiful new waterfront destination. There’s going to be a promenade for people who want to stroll along the perimeter. These are beautiful residences.”

    Hollywood Commissioner Caryl Shuham has voted no on other high-rise projects on the barrier island, but joined her colleagues in giving Icon Beach a green light.

    “Icon Beach is located within the Diplomat’s Planned Development established decades ago and not subject to the same height restrictions elsewhere on the barrier island,” Shuham said. “We are looking forward to the arrival of Icon Beach, bringing beautiful residential accommodations and activating the Intracoastal side of A1A near the Diplomat resort and convention center.”

    Icon Beach is the first phase of a two-part project that will ultimately include a 500-unit condo hotel, Fordin said.

    The $500 million project, already approved by the commission, calls for a 42-story tower located north of Icon Beach at 3451 to 3690 S. Ocean Drive.

    “It’s the second phase of the project,” Fordin said. “Once we start construction on Icon Beach and get close to 80% sales, we’ll probably break ground on that one.”

    Icon Beach will offer all the modern-day amenities and more, Fordin said.

    “We’re building these units to have larger closets and living rooms,” he said. “We’re planning a yoga lawn, tremendous fitness facilities and live-work places within the amenities. We have a kids playroom directly on the Intracoastal along with a social room. And we also have cabanas for sale on the pool deck on the second level.”

    Here’s what the marketing team has to say about Icon Beach.

    Open-concept floor plans, floor-to-ceiling glass and oversized sliding doors open onto generous private terraces where the horizon stretches in every direction.

    A sparkling resort-style pool will be the social heart of the property, flanked by stylish private cabanas and a tranquil spa and wellness center complete with cold plunge, steam room and Jacuzzi.

    A health club equipped with advanced cardio and weight training equipment and dedicated yoga rooms ensures that wellness is an elevator ride away.

    Beyond the pool deck, an outdoor cinema, sunset yoga lawn, summer kitchens and a reservable event space overlooking the Intracoastal create a setting that shifts from a quiet morning to an evening among friends. A residents’ gathering lounge and alfresco cocktail bar round out an amenity program conceived for every hour of the day.
