NAMPA — A city that has grown immensely in the last 10 years is receiving housing reinforcements from billion dollar developer Thompson Thrift to the tune of a 300-unit luxury multifamily community in northwest Nampa.
The development is expected to welcome its first residents in “early 2028,” according to a Thompson Thrift news release. The full-service, nationally recognized real estate company states the development will happen near the corner of Middleton Road and Cherry Lane.
“The Highline reflects our continued commitment to thoughtful growth in markets with strong long-term fundamentals,” said Josh Purvis, managing partner of Thompson Thrift Residential. “As we expand our presence in the Boise area, we remain focused on creating high-quality communities that serve residents and positively impact the surrounding neighborhood.”
The development will offer a mix of one-, two- and three-bedroom apartment homes with private entrances. The apartments average 1,100 square feet.
“Residences will feature quartz countertops, stainless steel appliances, designer fixtures and finishes, hardwood-style flooring, full-size washers and dryers, walk-in closets and smart-home technology,” the release states. “Detached garages and patio, balcony and private yard options will also be available.”
Along with the long list of amenities inside the residences, the community will also offer:
A 24-hour fitness center
Heated swimming pool and lap pool
Courtyards
Fire pits and grilling areas
Outdoor games and a pickleball court
A 24-hour social hub with billiards and shuffleboard, focus rooms, a conference space, bike storage, two dog parks and a pet spa
East Ranch, where the community will go, is a “master-planned, mixed-use community that will feature a blend of high-value single-family homes and flex industrial space with integrated retail, creating a walkable and amenity-rich environment for future residents,” the release states.
WHAT IS THOMPSON THRIFT?
Founded in 1986, Thompson Thrift has invested more than $7.3 billion into local communities and has “become known as a trusted partner” engaged in all aspects of development, construction, leasing and management of “high-quality” real estate projects nationwide.
The company grew from a locally focused development and construction company into a “full-service, integrated enterprise with a national scope,” the release states.
Thompson Thrift has offices in Indianapolis and Terre Haute, Indiana; Denver, Houston and Phoenix. It earned national recognition as a winner of a 2026 Top Workplaces USA Award, which “reflects the company’s ongoing commitment to excellence in the community and the workplace,” the release states.
NOT THE FIRST ONE
A ribbon-cutting ceremony was held Tuesday, Sept. 29, for The Logan, a 264-unit multifamily community in Nampa.
The Highline is Thompson Thrift’s second multifamily development in Nampa. The Logan, a 264-unit Class A multifamily community, was the company’s first development in the Gem State. The Logan — which welcomed its first residents in November 2025, finished construction in June 2026 and held its official ribbon-cutting ceremony on Tuesday — is a little more than one mile south of The Highline.
The Highline will be “capitalized with equity from the Thompson Thrift 2026 Multifamily Development, LP,” according to the release.
A CONVENIENT COMMUTE
With The Highline less than one mile from Interstate 84, its location offers “convenient connectivity throughout the Boise (Metropolitan Statistical Area), (which is) one of the fastest-growing regions in the Pacific Northwest,” the release states.
Many of the area’s major employers — including J.R. Simplot, St. Luke’s Medical Center Nampa, Plexus Corporation, Saint Alphonsus Medical Center Nampa and the College of Western Idaho — are nearby. Autovol is eight miles east. And then even throughout the Boise metropolitan area, Hewlett Packard, Boise State University, Albertsons and Micron “anchor” the area. Micron recently made a $50 billion expansion that’s “expected” to add approximately 2,000 direct jobs and 15,000 indirect jobs in Boise, according to the release.
It’s clear, Thompson Thrift likes Nampa’s potential.
