‘All in’: Builder backs new luxury home at auction

Luxury home builder Daniel Odessa knows he is selling into a very different property landscape this spring.

But the experienced boutique developer is ready to roll with the market, taking his latest high-spec home in Grange to auction as the city’s clearance rates sink to around 20 per cent.

“At the end of the day, you’re either all in or all out,” Mr Odessa said.

“I’ve been doing this for long enough to know what families want, and to know that a quality-built product in an under-supplied market will always sell.”

Mr Odessa and wife Alessandra have two sons, Matteo, 2, and baby Niccolo, and have built and sold more than 20 Brisbane homes through their family business, Odessa Property Group.

Mr Odessa paid $1.825m for the 607 sqm parcel at 66 Newton St in March 2025, replacing the existing post-war cottage with a contemporary double-storey family home.

The five-bedroom, three-bathroom property has a sophisticated neutral palette with natural stone, European Oak flooring and custom joinery extending through a designer kitchen and lavish master suite, with practical inclusions like a mudroom, home office and upstairs parent’s retreat.

Mr Odessa said he had targeted the coveted northside pocket 6km from the CBD for its limited supply of new high-end homes, after focusing for many years in Wavell Heights.

“House prices will probably fluctuate a bit, but you’re still not overcapitalising because build prices are still going up,” he said.

“If you back yourself then the product is backed as well. I’ve always done well at auction. All we can do is roll forth with it and see what the outcome is.”

Realestate.com.au data shows the median house price in Grange was up 3.7 per cent over the past 12 months to $1,885,000.
