    Ghaziabad, until a few years ago, this city was known merely as an “affordable alternative near Delhi.” For those who couldn’t afford expensive properties in Delhi, Ghaziabad was a fallback option. But today, if you travel through its streets and expressways, the picture looks completely transformed. Conversations are no longer limited to affordable housing, there is now a significant surge in demand for luxury and premium homes as well. This shift didn’t happen overnight; it is the result of sustained improvements in connectivity, robust infrastructure, and evolving lifestyle aspirations.

    Connectivity: Distances Shrink, Appeal Grows

    Earlier, buyers coming to Ghaziabad had a single goal—finding a home within their budget. Now, the scenario has changed. Buyers are looking for spacious, modern homes equipped with advanced amenities. The biggest driver of this shift is connectivity.     Strong infrastructure has greatly enhanced Ghaziabad’s accessibility and development potential. The Delhi–Meerut Expressway has drastically cut travel time, giving the NH-24 corridor a new identity and bringing previously distant residential areas into the mainstream. The RRTS corridor has already enhanced connectivity between Delhi, Ghaziabad, and Meerut, making travel faster and more efficient. Additionally, the Hindon Airport operates regional flights to 10+ domestic sectors, and the upcoming Jewar Airport has boosted investor interest in areas like and the NH-24 belt. Metro expansion in Indirapuram, Vaishali, and Mohan Nagar has also improved last-mile connectivity.

    Knight Frank Report: Ghaziabad’s Strong Market Position

    According to the latest report by Knight Frank, Ghaziabad maintained a strong position in the NCR residential real estate market in 2025. Data shows that the city contributed around 10% of new project launches in NCR, while accounting for nearly 16% of total sales. It continues to be a major attraction for mid-income homebuyers, thanks to relatively affordable pricing, direct connectivity to Delhi via NH-24, and its strategic location along the Delhi–Meerut RRTS corridor.

    Micro-Markets: Tailored Options for Every Segment

    Ghaziabad’s growth is also evident in its diverse micro-markets. Raj Nagar Extension is leading with “affordable luxury,” while Siddharth Vihar, due to its proximity to NH-24, has become a preferred choice for mid-segment buyers. Developed areas like Indirapuram are witnessing renewed demand for rentals, making them popular among working professionals. The NH-24 belt is also seeing rapid growth due to gated societies and improved connectivity.

    Modern Lifestyle: Not Just Homes, but a Complete Experience

    As infrastructure improved, reputed developers are launching premium projects in the region. Areas like Wave City, Raj Nagar Extension, and Siddharth Vihar are now defined by high-rise towers, grand clubhouses, and expansive green spaces. These developments offer more than just housing—they deliver a complete lifestyle. Today’s buyers are not just purchasing four walls; they seek a better quality of life, with safe play areas for children and green spaces for the elderly.

    Safety and Space: Top Priorities for Families

    Safety has also driven demand toward luxury housing. Modern residential societies offer 24×7 security, CCTV surveillance, and smart access systems. Additionally, space is a major factor. Compared to Delhi’s congested areas, Ghaziabad offers larger and more luxurious homes at similar prices. After the rise of work-from-home culture, demand for 3 and 4 BHK homes has increased significantly, as people now need dedicated workspace within their homes.
