Petra Protek Construction has unveiled Petra Bay Maysara, a luxury residential development in Dar es Salaam’s upscale Masaki neighborhood, marking a significant addition to Tanzania’s growing premium property market. The project aims to set new standards for urban living in the coastal city with its blend of modern design and high-end amenities.
The boutique development, strategically located at Plot 1133 at the junction of Haile Selassie Road and Msasani Road, will feature 80 premium residences comprising smart apartments and penthouses. Zara Real Estate has been appointed as the exclusive marketing agent for the project, which is expected to cater to the increasing demand for upscale housing in Tanzania’s commercial capital.
During the official launch ceremony held at The Peninsula Club in Masaki, architect Edibe Bikem Kilincaslan of Petra Protek Construction outlined the project’s design philosophy. She emphasized that the development combines internationally inspired architecture with features specifically tailored to Dar es Salaam’s coastal environment, focusing on privacy, comfort, and premium finishes.
The development comprises four five-story residential buildings, each designed with exclusivity in mind. Every floor will house a maximum of four apartments, while each building will feature exclusive penthouse residences and private lobbies. This configuration reflects a deliberate effort to maintain privacy and a sense of exclusivity for residents.
Prospective buyers will have options ranging from two-bedroom to four-bedroom apartments, with sizes spanning approximately 177 square meters to over 281 square meters. Select penthouses will include private terraces measuring up to 68 square meters, offering residents outdoor spaces with panoramic views of the surrounding area.
Kilincaslan explained that the architectural vision prioritizes natural light, spacious interiors, and quality materials over ostentatious displays of wealth. The design philosophy centers on creating living spaces that feel calm, enduring, and genuinely livable, with careful attention to proportion, light, and privacy.
Technology integration forms a key component of the development. Residents will benefit from smart-home systems that allow remote control of lighting, climate, and security features. The security infrastructure includes smart access control, video intercom systems, and round-the-clock CCTV surveillance, addressing growing concerns about safety in urban residential developments.
The amenities package positions Petra Bay Maysara among the most comprehensively equipped residential complexes in the city. Facilities include a 20-meter swimming pool with a dedicated shallow section for children, landscaped relaxation areas, and a fully equipped 139-square-meter gymnasium. Notably, the development will feature a dedicated padel court, one of the few such facilities within a residential development in Dar es Salaam, reflecting changing lifestyle preferences among affluent residents.
Ground-floor commercial spaces have been incorporated into the design to serve both residents and the broader Masaki community while maintaining the project’s upscale character. This mixed-use approach is increasingly common in premium urban developments across East Africa.
Hellen Kiwia, Chief Executive Officer of Zara Real Estate, highlighted the evolving nature of Masaki’s luxury property market. She noted that contemporary buyers seek more than just a prestigious address, prioritizing privacy, security, spacious layouts, quality finishes, and convenience in their daily lives. This shift reflects broader trends in urban luxury markets where lifestyle amenities and functionality increasingly influence purchasing decisions.
Construction of the development has already commenced, with completion anticipated within 24 months. Handover to buyers is scheduled for the second quarter of 2028. The project is currently accepting off-plan sales, allowing early purchasers to secure residences and penthouses at pre-completion pricing, a common strategy in luxury property developments.
